Jurong Region Line — the western corridor's backbone
The JRL is the nearest to completion, with 24 stations targeted for 2027–2029. It transforms the western corridor from a bus-dependent zone into a rail-connected one. Key implications for property buyers:
- Tengah: Singapore's newest HDB town will finally have rail access. BTO flat owners who bought here will see the connectivity gap close.
- Lucerne Grand / Lakeside: The Lakeside Drive GLS site ($1,132 psf ppr) is positioned near the existing Lakeside MRT (EWL) and benefits from the JRL's connectivity to Jurong East interchange. Three MRT lines (EWL, JRL, future CRL) will converge in the Jurong Lake District.
- Toh Guan MRT (JRL): Near the new Jurong East EC site — the first EC in Jurong East since 1996.
Cross Island Line — the network multiplier

The MRT premium — what does the data actually show?
Research by various property portals and academic studies consistently shows a measurable premium for homes within walking distance (typically defined as 400–500 m, or a 5-minute walk) of an MRT station. The premium ranges from 5% to 15% above comparable properties further away, depending on the area and the line.
What is less appreciated is the interchange effect. When a station becomes an interchange (connecting two or more lines), the premium tends to increase further because the station now serves a wider catchment of destinations. King Albert Park becoming a DTL + CRL interchange is a concrete example of this effect.
What this means for buyers
